Taos
real estate market data: Fourth Quarter, 2011
Our
market showed increased land activity in the fourth quarter.
Residential inventory levels declined over last quarter 24%
with 747 active residential listings while land inventory declined
with 1005 active land listings. Pending sales are down 200%
compared to last quarter with 21 residential sales. Pending
land sales are up 70% with 23 currently under contract. Residential
single family homes sold during the fourth quarter increased
12% as compared to third quarter with 66 units sold. Average
single family residence price increased 27% to $356,993, and
median price increased 10% to $280,000 while average days on
market increased 35% to 342. .

Barclays Capital predicts a housing recovery
buoyed by improving job numbers and the fact that prices for
non-distressed homes have stabilized without government support
for nearly a year; the most important trend in the housing industry
right now. Fannie Mae’s November National Housing Survey
also sees a rise in consumer sentiment in November, as improved
economic data pushed home price expectations into positive territory,
for the first time in six months. National Association of REALTORS®
reports that the inventory of homes for sale is getting smaller,
an indication that the glut of foreclosed properties which was
artificially distorting inventories and prices is being absorbed
by the market, and that pending home sales rose 10.4% in October,
remaining above year-ago levels. Freddie Mac sold a record 80,000
single-family REO homes in the first nine months of 2011, and
the homes are selling for an average of 94 percent of market
value, predominately to owner occupants. Freddie is selling
more homes than they are taking in through foreclosure, in an
average 120 days on market. The Wall Street Journal points out
that, in 1991 a $1,700 mortgage payment allowed a borrower to
take out a $200,000 mortgage, whereas today the home owner taking
advantage of current low rates can get a $350,000 loan for that
same mortgage payment amount, demonstrating the historic low
cost and housing affordability available to today’s Buyer.
RISMedia has reported statistics pointing to an industry turnaround,
including a 15 percent rise in housing starts in September;
a surge in builder confidence in October, an increase in mortgage
applications and a slew of regional market improvements across
the country.

and dinners hosted by the Town of Taos and Village of Taos Ski
