Taos
real estate market data: First Quarter, 2012
Our
market showed increased activity in the first quarter. Residential
inventory levels declined over last quarter 5% with 715 active
residential listings, while land inventory increased 4% with
1052 active land listings. Pending residential sales are up
162% compared to last quarter with 55 properties under contract.
Pending land sales are up 9% with 25 currently under contract.
Residential single family homes sold during the first quarter
declined 15% as compared to fourth quarter 2011 with 59 units
sold. Average single family home price fell 29% to $247,435,
and median price decreased 5% to $258,000 while average days
on market declined 18% to 282.

National
Association of REALTORS® reports that home affordability
has soared to a record high since NAR began tracking it in 1970.
Today the average family has more than double the income needed
to afford a median priced home. The average rate on a 30-year
fixed mortgage reached an all-time low of 3.87 percent in February,
according to data from Freddie Mac. Bloomberg Businessweek recently
reported that due to rising employment and record-low mortgage
rates, buyers are returning to market, and that indicators are
that housing may become a major net-contributor to the U.S.
economy for the first time since 2006. Also reported were that
housing starts are up 20%, and in 146 major metro areas asking
prices were up 3.69%, marking the first time in six years that
these numbers have gone positive. Home purchases in the U.S.
probably climbed in February to the highest level in almost
two years, another sign of stabilization in the real-estate
market according to economists. The improvement in the labor
market has contributed to the recent housing gains. Payrolls
rose in February, capping the best six-month increase since
2006, while the jobless rate held at a three-year low, according
to Labor Department figures. Given this faster than expected
growth, economists predict that the Fed will be less likely
to intervene in mortgage interest rates. Without stimulus, interest
rates for 30 year fixed mortgage are predicted to rise this
year to 4.6% or more, according to NAR chief economist Lawrence
Yun.

Ski
season is over and Spring has sprung! The Taos Chamber Music
Group concert series continues through May 13th. The Taos Spring
Arts Celebration takes place May 11-13 and features Taos visual,
culinary, and performing arts; film, gallery walks, receptions,
exhibitions and more in a variety of venues throughout Taos.
Taos Plaza Live begins
with live music concerts May 24th every Thursday evening 6:00-8:00pm
on the Plaza through August 30th. Taos
Solar Music Festival returns June 30th-July 1st at Kit Carson
Park with Lyle Lovett and Los Lobos! Find all local events at

Historic Taos Inn joined a prestigious list of properties as
one of the Best U.S. Hotels for the Holidays as reported by
Travel
and Leisure magazine. Taos received plenty of notice in
the news this year when Taos Ski Valley was first to receive
good snow and one of the few places in the US to have a good
ski season. National
Geographic named Taos one of the top 25 ski resorts in the
world, and Newsweek
called Taos Ski Valley one of the world’s five incredible
ski spots. NBC
Today featured our ski resort as a top pick for a ski vacation,
as did the LA Times and NY Times. NBC
Today featured Taos Valverde Commons retirement co-housing
